Laksana Stays takes direct room bookings on your own domain — rooms and units, per-night rates, a front desk that actually checks guests in, and the occupancy, ADR and RevPAR numbers your bank asks for. The money settles into your account. We never take a cut.
The problem
A small property runs on WhatsApp, a wall planner and hope.
Commission, every single night. Fifteen to eighteen per cent of every OTA booking leaves before you have made a bed. On a six-room property that is a room permanently working for somebody else.
Two guests, one chalet. A wall planner cannot say whether a room is free while two people are asking at once. The apology is yours, and so is the refund.
Nobody knows what a night is worth. No occupancy figure, no average rate, no way to answer a bank or a franchise when they ask how the property actually performed.
How it works

They search your own site
Dates, guests, room types with a per-night price and the full total before anything is entered. A room type that cannot take those dates is shown with the reason — minimum two nights, no arrivals that day — not quietly hidden.

They book and pay
Guest details, the cancellation policy in full, and payment through your own gateway. FPX, DuitNow QR or card. The money settles into your account.

Your front desk checks them in
Arrivals, departures, everyone in house and anyone without a room, on one screen for the day. Assign or move a room, mark a no-show, post a charge.

The night runs itself
The night audit posts each night’s room charge, flags the guest who has not left and the room closed for maintenance with a booking still on it, and never fixes anything behind your back.

You get the numbers
Occupancy, ADR, RevPAR and average length of stay, per room type, for any period. ADR is room revenue only — taxes and levies are excluded, so it is comparable with everyone else’s.

Sell "Deluxe King", allocate room 312. Same-day turnover is real: a guest departing frees that night for the next arrival.
Per-night rates and stay rules
A price per date per room type, minimum and maximum nights, stop-sell, no-arrival and no-departure days, and how many rooms you release to a date.
Front desk and folio
Check in, check out, assign or move a room, mark a no-show, and post minibar, laundry or damage onto the stay before departure.

Availability sync via iCal
Publish your busy dates to Airbnb and Booking.com and read theirs back, using iCal calendar links. It is a polled file, so a clash is reported to your front desk — it is not a channel manager and cannot prevent one.
Tourism Tax and SST
Charged per room-night or as a percentage of the room charge, with exempt nationalities handled. Both arrive switched off: you confirm the rates that apply to your property before anything is collected.
Housekeeping and maintenance
Clean, dirty, inspected, out of order. A dirty room still sells for a future night; only a room out of order comes off sale, and closing one raises a real work order.
Before you ask
Does this replace Airbnb and Booking.com?
No — it competes with them for the bookings you can win yourself. Laksana Stays is your own direct-booking site on your own domain, with no commission on any booking it takes. You can keep your OTA listings and share availability with them using iCal calendar links: we publish your busy dates and read theirs back on a schedule. Because iCal is a file that both sides poll rather than a live connection, a clash can still happen if two bookings land in the same few minutes — we report it to your front desk immediately, but we cannot promise to prevent it. Anything sold as a "channel manager" is making a stronger promise than an iCal link can keep.
How is Tourism Tax handled?
Tourism Tax is set up as a per-room-per-night charge that applies to foreign nationals, with Malaysian guests exempt, and SST as a percentage of the room charge. Both are created switched off. You turn them on after confirming the rates and exemptions that apply to your property — the rate depends on your licence and can change by order, so Laksana will not quote you one as advice. Once a levy is on, it is calculated per room-night, shown to the guest before they confirm, and printed on its own line of the receipt.
What size property is this for?
From a three-room homestay to a hotel with a hundred rooms. The onboarding asks what you rent out and switches on only what that shape needs — a homestay gets rooms, rates and a front desk with no folio and no night audit; a hotel gets all of it. You can change any of it later.
Do you take a percentage?
No. Laksana never touches the money. Payments go through your own gateway into your own account, and you pay Laksana a monthly subscription based on your plan and how many rooms you have.
