The problem

Commission on every night you sell. A booking that arrived through a listing site costs you fifteen to eighteen per cent before you have made a bed — and the guest who found you there books there again next year.
Availability lives in your head. Two enquiries on WhatsApp for the same weekend, and the only record of which chalet is free is a planner on the office wall you are not standing in front of.
Deposits chased, receipts hand-written. Bank-in slips on WhatsApp, a receipt book with gaps in the numbering, and no way to tell a guest what they still owe without scrolling a chat.

Tell it what you rent out
Pick "homestay" and it switches on what a small property needs and leaves out what it does not — rooms, rates and a front desk, with no guest folio and no nightly audit to run.

Add your units and a price
One room type, however many units you have, and a weekday and weekend rate. A rate you leave blank creates no price at all — the room simply is not bookable yet, rather than quietly going on sale for nothing.

Publish and take bookings
Your own page on your own domain. The guest picks dates, sees the total and the cancellation policy in full, and pays through your gateway into your account.

Run the day from one screen
Who arrives today, who leaves today, who is still in. Assign a chalet, move a guest, mark a no-show. Same-day turnover works: the unit a guest leaves this morning is sellable tonight.

Keep your listings if you want them
Share availability with Airbnb and Booking.com using iCal calendar links so the dates you sell directly show as busy there. It is a polled file rather than a live connection, so a clash is reported to you rather than prevented.
Built for a property this size
No commission, ever
Laksana never touches the money. Payments go through your own FPX, DuitNow QR or card gateway into your own account; you pay a monthly subscription based on how many rooms you have.
Tourism Tax handled properly
Charged per room per night to foreign nationals, with Malaysian guests exempt. It arrives switched off — you confirm the rate that applies to your property before a sen is collected.
One system for the whole property
The same workspace that takes the booking raises the cleaning work order after a departure and tracks the aircon that failed in chalet 3.
Common questions
How many rooms can I have?
It depends on your plan: fifteen rooms on Basic, sixty on Advanced, unlimited on Enterprise. The setup tells you before it creates anything if what you are asking for exceeds your plan, rather than failing part way through.
Can I still list on Airbnb?
Yes. Nothing here asks you to leave a listing site — it gives you a direct channel alongside them and keeps the two calendars roughly in step over iCal. What it will not do is promise to prevent an OTA double-booking; an iCal link is a file both sides poll every so often, not a live connection, so a clash is reported to you the moment it is detected instead.
Do I need to run a night audit?
Not on a homestay. The setup leaves the nightly audit and the guest folio switched off for small properties, because a three-room stay does not need a city ledger. If you grow into them, both are a switch away.
